Everything on this website, including project descriptions, timelines, budget ranges, guides, and checklists, is general information. It is not a bid, an estimate, a quote, or an offer to contract.

Price depends on your property, your plan, site conditions, current material and labor costs, and the scope you choose. A binding price exists only in a written proposal signed by Elk Run Homes.

Our guides are written to help you ask better questions earlier. They are not engineering, legal, financial, insurance, or land-use advice, and they cannot account for the specifics of your property.

Always confirm setbacks, easements, utilities, well and septic feasibility, permitting requirements, and financing with the relevant professional or authority before you rely on them.

The text, photography, floor plans, drawings, logos, and design of this site are owned by Elk Run Homes or used with permission, and are protected by copyright and trademark law.

You may view, download, and print pages for your own non-commercial use while planning your project. Any other use, including reproduction, distribution, or modification, needs our written permission.

Photography may show completed homes, homes in progress, or representative examples. Finishes, fixtures, and specifications vary by project and are not a guarantee of what is included in yours.

When you send us information through a form, an email, a text, or a call, you confirm that it is accurate and that you have the right to share it. We handle what you send according to our Privacy Policy.

Sending a message does not create a builder-client relationship. That begins only when both parties sign an agreement.

This site links to other websites and relies on third-party services for forms, scheduling, and analytics. We do not control those sites or services and are not responsible for their content, availability, or practices.

We work to keep this site available and accurate, but we do not promise it will be uninterrupted or free of errors. We may change, suspend, or remove any part of it at any time without notice.

Nothing in these terms limits liability that cannot be limited by law, and nothing here changes the terms of a signed construction agreement between us.

These terms are governed by the laws of the State of Washington, without regard to its conflict-of-law rules. Any dispute relating to this website will be handled in the state or federal courts located in Spokane County, Washington.

We may update these terms. The effective date at the top of this page shows when they last changed. Continuing to use the site after a change means you accept the updated terms.

The Elk Run Homes LLC SMS program provides project inquiry responses, consultation scheduling and follow-up to people who select the project-related SMS checkbox. People who separately select the marketing checkbox may receive occasional promotional messages, home-building updates and service announcements. Each checkbox is optional and unchecked by default. Consent to receive texts is not a condition of purchase or service.

You must be at least 18 years old to enroll in the SMS program and must own or be authorized to use the mobile number you provide.

• Message and data rates may apply. Your mobile carrier may charge you for sending or receiving messages.
• Text STOP to unsubscribe at any time. You may receive a final message confirming your opt-out.

• Carriers are not liable for delayed or undelivered messages. Message delivery depends on your carrier and network availability.
